Painting in Medulla

Newer homes, higher values, and no city hall in the middle

Medulla is not a city. It is an unincorporated community and census-designated place in Polk County, just south of Lakeland, with 10,985 residents in the American Community Survey five-year estimate. Because it is unincorporated, Polk County is the authority here, not a municipal building department.

Two numbers tell you what the housing is like. The median owner-occupied home in Medulla was built in 1999, the newest of any community we serve, and the median owner-occupied home value is $319,800, the highest. These are relatively young houses that people have put money into, and the work reflects that: full-house repaints where the original builder coat has finally chalked out, accent walls and trim done properly inside, and a lot of garage floors, because a newer garage with a bare slab is the easiest room in the house to transform.

We paint whole houses or single elevations, interiors room by room, garage floors in epoxy, and fences, decks and front doors in stain. A color consultation is free and comes with no obligation.

What we do

Painting services in Medulla

Exterior painting

Stucco, block, siding, soffit, fascia and trim. We work elevation by elevation instead of chasing the sun around the whole house at once.

Interior painting

Walls, ceilings, trim, doors and baseboards, with furniture and floors protected and small holes patched before any color goes on.

Garage floor epoxy

The single biggest visual change you can make to a newer house for the money. The slab stops staining with oil and dust and sweeps clean.

Wood staining

Decks, pergolas, fences and front doors stained and sealed instead of painted, so the grain stays visible.

Fence and deck painting

Wood and vinyl fences, railings and gates. Rebuilding the finish is what keeps Florida rain and sun out of the wood.

Commercial work

Offices, clinics and small warehouses along the south Lakeland corridor, painted in phases or after closing.

Central Florida weather

Why the schedule matters as much as the paint

The National Weather Service in Tampa Bay puts the peak thunderstorm season between June and September, and that four-month window delivers 55 to 70 percent of the annual rainfall, with July the heaviest month. NOAA records for Tampa and Orlando, the two first-order stations Polk County sits between, show 16 and 17 days with measurable rain in July, against five or six in November.

Morning relative humidity in Central Florida runs 82 to 91 percent in every month of the year. Manufacturer data sheets are specific about what that means: Sherwin-Williams requires the surface to be at least 5 degrees above the dew point and warns against applying when rain is expected within two to three hours; Benjamin Moore caps surface temperature at 90 degrees and notes that high humidity stretches dry and recoat times. New masonry has to cure thirty days before it is primed.

Summer exterior work is a scheduling problem, not an impossible one: start early, get the coat on before the afternoon builds, and be told honestly when a day is not paintable. If the job can wait for October through May, that stretch is easier on the paint.

Questions

Common questions from Medulla homeowners

Do I need a permit to repaint my house in Medulla?

No. The Florida Building Code exempts painting from permitting under section 105.2, which lists painting, papering, tiling, carpeting, cabinets and similar finish work as work exempt from permit. Because Medulla is unincorporated, the permitting authority here would be Polk County, but painting does not trigger it either way.

Does a painting contractor need a licence in Florida?

There is no state painting contractor licence. Florida Statute 489.105(3) lists the categories the state licenses and painting is not one of them, and Statute 489.117(4) expressly bars local governments from requiring a licence for painting. What you should still ask any painter for is proof of insurance, and we will send you ours.

Are there historic district or HOA rules I should know about?

Medulla has no district on the National Register of Historic Places, and we could not verify a master-planned association here with architectural review. If your specific neighborhood has a homeowners association, check its rules before choosing a color, since that is contract law between you and the association and has nothing to do with the county.

How long does a garage floor epoxy take?

It depends on the slab, its condition and the product, so we will give you the real timeline with the estimate rather than a number off a website. What we can tell you in advance is that the concrete has to be properly prepared and dry, and that a new slab needs to cure before anything goes on it.

When is the best time of year to paint the outside?

October through May, if you have the choice. Fewer rain days, lower afternoon humidity, and more of the working day under the manufacturer temperature ceiling.
